What is a rent guarantor?
A rent guarantor co-signs residential leases for prospective tenants. Guarantors do not pay the rent but will fulfill the lease obligations in the event a tenant is evicted. This service can be requested by the tenant or landlord.
Why does a tenant need a rent guarantor?
A tenant will turn to a guarantor in the event their prospective landlord needs more credibility before signing. An individual that does not have family or friends to co-sign their lease, can turn to Hedger for additional credibility.
Why does a landlord need a guarantor?
A landlord will turn to a guarantor to hedge potential rental losses. Whether they are not comfortable with their tenant's credit score or they simply want rent security, a landlord can turn to Hedger for rent protection.
In what situation will Hedger take over the lease?
Hedger will pay the required rent on a lease in the event a tenant is evicted due to delinquent rent or excessive damage to the landlord's property.
Does a tenant still have to pay rent?
Yes. Hedger will not pay rent unless there is proof of eviction.
Can a landlord pay the premium on behalf of the tenant?
Yes. Hedger will co-sign the lease with the tenant, but the premium can be paid by either party on the lease.
How many units can a landlord use the guarantor for?
Unlimited. Each prospective tenant will go through be quoted individually.
How long is the underwriting process?
An agent from Hedger will reach out to every applicant within 24 hours of submission. Agent will request banking information and other credit related documentation to underwrite risk. After delivery of final documentation, Hedger will quote a one-time price to co-sign the lease. If the tenant accepts, Hedger will require the full payment before the lease begins. If a partial refund is apart of the quote, that will be paid out on the last day of the lease.
